Most homes in the Tri-Cities that heat with a boiler have one of three boiler types:

• Conventional boilers. Often older cast iron units that heat water for radiators or baseboards. Many have been running for decades.
• High-efficiency condensing boilers. These pull extra heat out of the exhaust before it leaves the house, so more of the gas you pay for becomes heat. They vent through plastic pipe and need a drain for the condensate (the water they produce).
• Combi boilers. A combination boiler heats your home and your tap water from one unit, so there's no separate water heater.

High-efficiency condensing boilers are generally rated at about 90 percent efficiency or higher. Older non-condensing boilers lose more heat up the chimney, and boiler performance usually slips further with age. Some of the oldest heating systems in our service area are hot water radiator systems. Many character houses in New Westminster neighborhoods like Queen's Park and Sapperton still heat with cast iron radiators. So do many older homes in Burnaby. Some of that piping is close to a century old. Many of these homes started out burning coal or oil and were converted to a gas boiler decades ago. These older systems bring their own boiler issues:

• Sludge in old iron pipes. Years of rust and sediment settle in radiators and piping. That slows circulation and leaves some rooms cold. Flushing the system and adding a dirt separator (a filter that catches sludge) helps protect a new boiler from that debris.
• Oversized original boilers. Old boilers were often sized for drafty houses, before new windows and insulation went in. A boiler that's too big for the house turns on and off constantly, which wastes gas and wears out parts.
• Air in upstairs radiators. Air collects in the highest radiators and causes gurgling and cold spots. Bleeding the radiators is often all it takes.
• Pairing old radiators with a new boiler. A modern condensing boiler can work well with cast iron radiators. Large radiators can heat a room with cooler water, and cooler return water is what lets a condensing boiler run at its best.
