Regular home heating maintenance extend the service life of your appliance whether it is a furnace, hot water tank, boiler or tankless water heater. Any large home appliance involved in heating should be serviced at least once a year so you never have to go without your hot shower.

 Heating Systems Maintenance

Furnace Maintenance

A gas fired furnace should be cleaned and tuned one a year, preferably before winter sets in. Regular furnace maintenance on a forced air furnace will keep it running correctly with fewer problems. Keep in mind there are moving parts that need to be oiled or greased, a belt and various parts that need to be checked so they can be replaced before a break down occurs.

Cleaning the plenum and checking to see there are no obstructions in the ventilation is another important thing on the check list. Keeping your furnace in good working order will extend its service life and save money long term by running as efficiently as possible.

If you have not had your furnace serviced in more than a year, contact us to set up an appointment. If you wish to create a proper maintenance schedule we'll be happy to set that up for you.

If you are wondering how much we charge for heating services, visit our rates page. A water heater tune-up or furnace service cost is easily justified when you compare the cost of installing a new unit against annual maintenance.

Water Heater Maintenance

If you are not comfortable doing this yourself, call us to set up an appointment for home service.

We provide regular maintenance for gas furnaces, hot water tanks, electric water heaters and boiler systems. When a gas water heater tank is starting to rust, or leaking from the bottom, maintenance is not what you're looking at.

Over time, sediment can settle to the bottom of your hot water heater, reducing its efficiency or even leading to failure. An annual flush is important for clean water and help keep it operating at peak efficiency. Flushing goes a long way for an electric water heater too as it helps keep the unit clean, which will prolong the heating elements and level of efficiency.

Performing an annual flush on a regular hot water heater maintenance schedule ensures it is running at peak energy-efficiency.

All gas heaters need regular service. Call and set up an appointment to have us work on the unit for you. When everything is working properly, your worries fade away.

If you have found any water leaks, tank corrosion, or it has been awhile since it was last serviced then it is due for service. All work we do will meet local plumbing codes and safety regulations. If you life we can wrap the hot water outlet for pipe insulation.

Pressure Relief Valve Test

The pressure relief valve can be tested by simply lifting and releasing the tab on the valve. It will release water when the tab is up and should stop when down. If it is not working you'll need to repair it with a new valve.

Flush the System

As mentioned above a system flush should be performed annually by draining the tank completely to reduce sediment buildup and extend service life. If you are unsure where the drain valves are we'll be happy to show you when on site for the service call.

Anode Rod Inspection

For this task, drain some of the water, undo the hex head, then inspect the thickness and coating of the sacrificial anode rod. If you don't have the right tools and don't know exactly what to look for, it is highly recommended to call a professional.

Heating Elements

If the lower or upper heating element has burned out, that will put a serious dent in your hot water supply. Check to see that they are working as expected and replace any part that has failed. The upper element usually lasts longer the the lower one, but we check both every time to confirm they are working as expected.

Electrical

Check your circuit breaker to make sure nothing has tripped off. Electrical overload is one of the most common issues for all types of water heaters, especially electric heaters.

Insulation

This is an extra step you can take to help preserve heat. You can wrap the storage tank with an insulation blanket and you can also wrap the water lines. Be careful to cut openings in the blanket for protrusions like the temperature control, pressure relief valves, gas valve, cold water line and other components.

Tankless Water Heater Maintenance Checklist

Descale

Descaling involves flushing a tankless heater system with an approved cleaning solution of watered down vinegar. You need to prepare it by turning off the gas or electricity and closing the water valves. Purge the system and then flush with your prepared solution. This task is usually done by a professional, but can be done yourself if you understand all the steps involved.

Thermostat Setting

Water temperature setting for your home should be set at recommended levels to kill bacteria and for optimal delivery of heated water. Recommendations are between 120 and 140 degrees depending on who you agree with. OSHA or the Environmental Protection Agency. There are other safety devices you can call and ask us about if you are in doubt.
