Common Boiler Problems We Repair
Most boiler repair calls come down to a few common boiler problems. Here's what each one usually means:
- Heat doesn't reach the whole house. One floor is warm and another stays cold. The cause is often air trapped in the pipes, a tired circulator pump (the pump that pushes hot water around the house), or a zone valve that's stuck shut. In-floor heating loops can have the same trouble.
- Leaks. A leak at a valve or fitting is usually a simple repair. Water coming from the boiler itself is a more serious job, and it needs a closer look at the condition of the boiler. Either way, don't leave it. A small drip can quietly damage the floor around it.
- Noises. Banging, knocking, gurgling, or a rumble like a kettle coming to the boil. Gurgling often points to air in the system. Knocking and rumbling can mean water isn't moving through the boiler properly.
- Pilot light problems. On older boilers, a small flame lights the burner. If it keeps going out, a common cause is a worn thermocouple, the safety part that shuts off the gas when it can't sense the flame. A dirty pilot or a draft can do the same thing.
- No heat or hot water at all. A complete breakdown can come from a failed ignition part, low system pressure, or a pump that has stopped. With a combi boiler, which heats your home and your tap water from one unit, you lose both at once.
Why Boilers Break Down in the Middle of Winter
Many of the boiler issues we repair come back to one thing: the boiler hasn't been looked after often enough. Our winters here are more cold and damp than snowy, so a boiler system can run for months with few long breaks. A small problem that went unnoticed last spring tends to show up once the heating season is in full swing.
If yours has gone a while without a check, ask about it when we're there. Regular
boiler service is the easiest way to avoid costly repairs later.
How Our Boiler Technicians Diagnose and Repair the Problem
A good boiler repair service starts with finding the real cause, not swapping parts until the heat comes back. Here's how a typical visit goes:
- Tell us what happened. When did it start? Is it every room or just one? Did you hear anything? Your answers save time.
- We find the cause. The technician checks the pressure, the burner and flame, the pump, the valves, and the venting, and reads any fault code on the display.
- You hear what we found. We explain what failed, your repair options, and what each one involves before the work starts.
- We fix your boiler. Anything that involves gas is handled by a licensed gas fitter.
- We test it. Your heating system runs through a full cycle, so you know the heat is reaching the rooms it should.

What to Do Until the Technician Arrives
- If it's leaking or making loud noises, turn off the boiler at its switch and call us. Put a towel or a pan down if you can reach the spot safely.
- If the pilot keeps going out, don't keep trying to relight it. Once or twice by the instructions on the unit is enough.
- If you smell gas, get everyone outside and call your gas utility's emergency line from there. Don't touch any switches on the way out.
Boiler Repair or Replacement? You'll Get the Honest Answer
Cost is a big worry when a boiler fails. So is the fear of being told you need a new boiler when you don't. We hear both, and we'd rather deal with them head on.
If a repair is the better call, we'll tell you. If your boiler has reached the point where another repair isn't worth your money, we'll tell you that too, and explain why. The choice stays with you.
What usually tips the decision toward replacement is the boiler's age, the type of failure, repeat breakdowns, and whether parts are still made. A failed pump or valve is rarely a reason to replace a boiler. If it does come to that, our boiler replacement page covers what's involved.

Questions About Boiler Repair
Do You Offer Emergency Boiler Repair?
Yes. Emergency boiler repair is available 24 hours a day, 7 days a week.
How Much Does Boiler Repair Cost?
It depends on what failed. A valve and a major boiler part are very different jobs. Our rates page is a good starting point, and the technician will explain the repair before the work starts.
Why Does the Heat Reach Some Rooms but Not Others?
Air in the pipes, a weak circulator pump, or a stuck zone valve are the usual causes. Bleeding the air can be enough. If that doesn't fix it, a technician can test the pump and valves.
Can I Relight My Boiler's Pilot Light Myself?
You can try once or twice, following the instructions on the unit. If it won't stay lit, stop and call a technician. A pilot that keeps going out usually has a cause that needs fixing. If you smell gas, don't try at all.
Is a Leaking Boiler an Emergency?
A steady leak or water near electrical parts is. Turn off the boiler and call us. A slow drip can usually wait for a booked visit, but it shouldn't wait long.
